In all three cases, reviewing your land is free of charge and confidential. You commit to nothing.

Four phases.
Your land remains yours until you are paid.

You have your land developed instead of selling it. Every step from the first conversation to the final settlement is notarised.

Analysis.

We review your land free of charge. Location and geometry count as much as the municipality’s plans and the planning prospects. What we tell you afterwards is honest, and sometimes it reads ‘not worth it’.

Agreement.

If it fits, we record your firmly agreed base value and the profit split before a notary. You remain the owner in the land register.

Development.

From the concept through the municipality to the zoning plan, we bring the land to building maturity. All costs and the entire risk sit with us. As a rule, you continue to farm your land as before.

Realisation.

Only when your land has become building land do we settle. You receive your base value and your firmly agreed share of the surplus.

When we settle,
it happens in three stages.

The order is fixed in advance and recorded before a notary.

    Cost reimbursement. First, the development costs Adstructa has advanced over the years are reimbursed from the proceeds.

  2. 02

    Your base value. Then you receive your firmly agreed base value. It is recorded before a notary and protected against inflation.

  3. 03

    Profit sharing. Whatever is achieved beyond that is shared according to a fixed key. We agree it together in advance and record it before a notary. You know your share before you sign.

After the free initial review, we discuss the specific figures for your land in person.

Payout.

The classic route: you receive your base value and your agreed share of the surplus as a cash amount. The money is due upon realisation.

Apartments.

You receive your share in whole or in part as turnkey apartments on the new site. You can let them or pass them on within the family.

Land swap.

Your farm needs land, not cash? Then you receive a larger agricultural replacement area. There is also a value participation right (Besserungsschein). It secures you a notarised additional payment if the development later yields more than assumed today.

Combinations are possible too. What makes sense emerges in a personal conversation.

  • Nothing. The initial review and the conversation are free and non-binding. You never pay us anything afterwards either. Adstructa carries all development costs.

  • No. You remain the owner in the land register throughout the development. Only at realisation do you help decide whether your share comes to you as cash, as apartments or as replacement land.

  • Then Adstructa bears the loss. You owe us nothing and remain the owner of your land.

  • Honestly: several years. Zoning takes time, and every municipality is different. After the initial review we give you a realistic estimate for your land. The waiting time costs you nothing. Your base value is inflation-protected.

  • As a rule, yes. Until construction begins, nothing changes in the field. The details are set out in the notarised agreement.

  • A notarised commitment: should the development later yield more than assumed at the land swap, you receive an additional payment. You continue to share in the success even if you opted for replacement land.

  • That is exactly what the free initial review is for. We assess the location and geometry of your land and examine what is possible under planning law. We explain our reasoning to you without jargon. An online calculator gives you no serious figures. Those come from a real review.

  • According to a fixed key that we agree together before we begin and record notarially. Where it lands depends on the value of your land and on the development effort on our side. You therefore know your share before you sign anything.

  • Yes, with us that is the rule rather than the exception. We first create a neutral basis for decisions for all parties and take the time a family needs.

  • In a land swap, for instance, that can be the case. But it depends on your personal situation. Please discuss it with your tax advisor. We provide all documents and answer their questions directly.

  • You can. Then you receive today's price for farmland. Someone else makes the later development gain. Our model turns that around. You remain the owner, we carry cost and risk and share the increase in value with you.

  • Completely. We do not pass your data on and we put up no signs on your land. Without your consent no one in the village learns of our conversations.

  • We review your details and contact you personally within 48 hours (working days). A first assessment comes with that call. If you wish, we talk about the next steps right away.

  • Of course. Review and conversations are entirely non-binding. Things only become binding with the notarised agreement. You help shape what it contains.

  • Yes. Gaps within the village and second-row sites can hold potential too. The legal framework for residential projects has improved noticeably. If in doubt, submit your land and we will take an honest look.

  • With one of the two owners. There is no call centre and no sales apparatus. Whoever reviews your land will later sit across the table from you.
